The number one question I hear from aspiring homeowners in Maryland and Virginia is: "How much do I really need to save before I can buy?"
Many people are surprised to learn that the "20% down payment" rule is a myth from the past. In today’s market, especially across the DMV, there are incredible programs designed to help you get the keys to your "castle" with little to no money out of pocket.
Here is your Royal Blueprint for navigating down payment assistance and financial readiness in 2026.
1. Maryland’s Secret Weapon: The MMP

If you’re looking in Baltimore, Odenton, or Waldorf, the Maryland Mortgage Program (MMP) is a game-changer. These aren't just loans; they are pathways to homeownership that offer:
Down Payment Assistance (DPA): Grants or 0%-interest deferred loans that cover your initial costs.
SmartBuy 3.0: If you have student debt, this program can actually help pay off a portion of your student loans as part of your home purchase.
2. Virginia’s "Pathway to Purchase"
For our Virginia buyers, programs like the Pathway to Purchase in Prince George’s County and various state-level grants offer up to $50,000 in assistance for eligible first-time buyers. That is life-changing capital that turns a "someday" dream into a "today" reality.
3. The 2026 "Closing Cost" Strategy

In the current 2026 market, inventory is slowly growing, which gives us more room to negotiate. One of my favorite strategies for my clients is negotiating Seller Concessions.
The Empress Strategy: We often ask the seller to cover your closing costs, allowing you to keep your hard-earned savings in your pocket for new furniture or home upgrades.
4. Preparation is the True Crown

Programs are great, but your "financial fitness" is what gets you across the finish line. To be ready for a same-day pre-approval, you should have these "Royal Documents" ready:

Two months of bank statements.
W2s or full tax returns from the last two years.
